Client Expectations & Guidelines

We ask that all prospective clients take a moment to read through our policies and procedures.

    • Every new client relationship begins with a visit to your home, where Stealth Construction provides an in-depth assessment. Homeowners will then receive an informal, non-binding ballpark estimate, factoring in considerations unique to your property and project.

    • Then, Stealth Construction digs into estimation - one of the most essential and intensive phases of any construction process. We engage our network of suppliers, partners, contractors and subcontractors and determine pricing based on current cost of materials, estimated labor and needed expertise, as well as logistics and factors unique to your property. (Note: Disposal and dumping fees will be included in the estimate, unless requested otherwise.) Due diligence is the name of the game when it comes to estimation, and we make sure no stone is left unturned when it comes to maximizing value for our clients and projects.

    • An effective and efficient estimation is time-intensive, with a one-room project requiring up to 20 hours per estimate. Therefore, Stealth Construction requires a signed agreement to be in place with each client before rendering a formal estimate. Once rendered, estimated pricing will be honored through the estimate’s noted expiration date.

    • We strongly encourage each homeowner to share their project budget with Stealth Construction during the initial consultation and home visit, to support us in developing an accurate and amenable estimate. All prospective clients are expected to disclose whether an insurance claim has been filed. This is crucial to our ability to deliver accurate estimates that align with an insurance company’s requirements and to determine whether a supplemental estimate will ultimately be needed. 

    • If, part-way through a contracted project, it is discovered that an active insurance claim was not disclosed, the client will be considered in breach of contract and work will immediately discontinue. A pro-rated refund for work yet to be completed will be determined, and a substantial fee for the client’s contractual breach will be assessed.

    • All Stealth Construction clients will be expected to remit a 50% down payment prior to the start of construction; a fee schedule unique to the project and associated costs will be provided, outlining remaining payment amounts and due dates.

    • Once a project estimate has been agreed upon and the contract has been signed by both parties, any changes to the agreed-upon Scope of Work desired by the client will need to be formally documented via “Change Order Implemented” contract update. In order for Stealth Construction to consider and execute on client-requested change orders, payment will need to be up-to-date at the time of request.

    • In the course of construction or remediation, should Stealth Construction encounter or discover previously unknown/un-assessed damage (due to being out-of-code or presenting poor workmanship) that needs to be addressed, the project contract will be updated and the invoice renegotiated. Similarly, if unforeseen damages are incurred due to planned construction activities - such as siding incurring damage from contracted roof installation - the project contract and invoice will need to be updated to allow for additional remediation. In all cases, the updated contract must be signed by all parties before construction resumes.

    • Separately, if Stealth Construction discovers and/or assesses the need for additional work (outside of agreed-upon scope) that is required to finish the agreed-upon work to a satisfactory level, that discovery will be discussed with the client and as-needed invoice and contract adjustments will be made. Construction will not continue until the discovery is addressed and a course of action is agreed to by all parties.

    • Stealth Construction will inform each client of the anticipated project start date, daily schedule and staffing plan. If Stealth Construction arrives on site on a scheduled date and the client is not home or is unavailable to permit entry for our team, a fee of $200 will be assessed to cover the time and expenses required for our travel that day.

    • Stealth Construction will not tolerate clients approaching our team members for freelance or side-work projects. If such a proposal is discovered, the client will be considered in breach of contract and an alternate course of action for completing the contracted project may be assessed, at the discretion of Stealth Construction.

    • We respect our clients’ time, and ask that each client do the same in return! To that end, the identified project space - such as rooms, garages, kitchens or bathrooms - must be cleaned out prior to Stealth Construction’s call time on the first day of work. This includes removal of personal items, belongings and erroneous debris. If the space in question is not cleaned appropriately properly to our arrival, the Stealth Construction crew can either:
      - Leave and return when the space is ready, with a $200 fee assessed and added to the client’s invoice; or,
      - A charge of $65/hour/Stealth Construction team member will be assessed for proper clean out of the space.

    • No one likes a backseat driver, and that applies to our team of construction professionals! When our team is on site, we respectfully ask that clients avoid watching over their shoulders. We know it can be tempting, but this type of over-the-shoulder monitoring adds unnecessary stress and burden for our team and we ask that you give them space to get the job done right.

    At the time of each new client contract signing, the client is contractually obliged to adhere to the guidelines above.
